Paver Services in Bradenton & Lakewood Ranch

Pavers are everywhere in southwest Florida, from driveways and front walks to pool decks and backyard patios. They look great when they are level and clean, but sun, rain, roots and traffic take a toll over time. On Time Property Services is happy to talk through your paver project and what it may need.

How pavers add to your outdoor space

Pavers give a home a finished, custom look and can make a plain concrete area feel like part of the landscape. Because they are made of individual units, they handle slight ground movement better than a single slab and can often be lifted and reset in sections rather than replaced entirely.

Where pavers are commonly used

Around Bradenton-area homes, pavers usually show up in a few places:

  • Driveways, where they need a solid base to handle vehicle weight.
  • Walkways and entries that lead guests to the front door.
  • Patios and lanais for outdoor dining and relaxing.
  • Pool decks and outdoor gathering areas, where comfort underfoot and drainage matter.

Common paver questions from homeowners

Many paver concerns start small. Homeowners often ask about pavers that have sunk or shifted, weeds and grass growing in the joints, joint sand washing out after storms, faded or stained surfaces, and black or green growth in shady areas. Some of these are cosmetic, while others can signal a base or drainage problem underneath.

Why a proper assessment matters

Two paver areas can look similar on the surface and need very different solutions. A dip in a driveway might come from a washed-out base, a broken irrigation line, or tree roots. Cleaning and sealing pavers that are actively settling will not solve the underlying problem. That is why it helps to look at the area, ask how long the issue has been developing, and check nearby drainage before deciding on next steps.

Types of paver work, explained

It helps to know the general categories of paver work when you are deciding what to ask for:

  • Installation: building a new paver area, including excavation, base material, edge restraint and joint sand.
  • Repair: lifting and resetting sunken, raised or broken pavers and correcting the base below them.
  • Cleaning and re-sanding: removing dirt and growth and refilling joints.
  • Sealing: applying a sealer that can help with color, stain resistance and joint stability.
  • Restoration: a combination of the above to bring an older area back to life.

Pavers FAQs

Why are my driveway pavers sinking?

Sinking usually points to a problem in the base below, such as erosion from water, a weak original base, or roots. The pavers themselves are typically reusable once the base is corrected.

Should pavers be sealed in Florida?

Sealing is optional. Some homeowners like how it enhances color and helps resist stains and joint washout, while others prefer an unsealed look. The surface should be clean and stable before any sealer goes on.

How do I keep weeds out of paver joints?

Keeping joints filled with sand, limiting standing water, and pulling weeds early all help. Some homeowners choose polymeric sand, which hardens to resist washout and weeds.
